Thousands of Florida condo inspections were never completed

Four years after Florida began requiring regular structural inspections of older condominium buildings, a new state report shows more than 8,700 buildings have been inspected. It also found that roughly 2,900 required inspections were never completed. Insurance Journal covered the report.

A missed inspection is not just an association paperwork problem. The milestone inspection, and the reserve study that goes with it, is how a building documents its structural condition, and carriers weigh that when they price the master policy or decide whether to write it at all. A building that cannot show current results can end up paying more, and that cost reaches you through association dues or a special assessment. Your own HO-6 unit policy sits behind the master policy, so ask your association two questions: is our inspection current, and what did it find?

An independent agent can review your HO-6 policy, check whether your loss assessment coverage is high enough for what an assessment would actually cost, and re-shop it across carriers.
