Small repairs you keep putting off can cost you a claim

Mercury Insurance put out a reminder that the small repairs every homeowner postpones are the ones that turn into big bills. A slow leak, a loose flashing, a hairline crack. None of them feel urgent on a Saturday, and all of them get worse quietly.

Here is the coverage angle most people miss. A homeowners policy pays for sudden and accidental damage. It does not pay for wear, rot, or a problem that had months to spread. If water has been seeping behind a wall since spring, an adjuster can call that maintenance and deny it, even though the repair bill is real. In Florida and Texas, deferred maintenance also shows up at renewal, because carriers inspect roofs and exteriors and will non-renew or surcharge over conditions you could have fixed for a few hundred dollars. Walk your roofline, water heater, and under-sink connections before storm season peaks, and keep dated photos of what you fix.

Not sure whether something would be covered or called maintenance? Ask before it becomes a claim. An independent agent can read your policy language with you and flag the gaps worth closing.
